With two residential blocks, the former Liang Court site at Clarke Quay is expected to be transformed into Canninghill Square integrated development.

City Developments (CDL) and CapitaLand revealed in a joint press release on Thursday (Nov 21) that they would be joined by Ascott Residence Trust (Ascott Reit) in the project that is scheduled to be open in phases from 2024.

The site presently consists of Novotel Singapore Clarke Quay hotel, Liang Court mall and Singapore apartments at Somerset Liang Court.

With about gross floor area of 100,263 sq m, a commercial portion, a hotel and a serviced residence would also be included in the proposed development, which is subject to authorities' approval, the release stated.

The redeveloped place would be closely associated to the MRT of Fort Canning, it said.

Plans for the site follow the planned selling of its complete stake in Novotel Singapore Clarke Quay by CDL Hospitality Trusts (CDLHT) to CDL-CapitaLand joint venture entities and CDL, the developers said.

Ascott Reit is also going to sell part of its Somerset Liang Court Singapore interest to CDL, the release continued.

Upon construction, the residential and industrial elements would be held by the 50:50 CDL-CapitaLand joint venture companies, while Ascott Reit will own a hotel license for the 192-unit serviced home.

Under a forward purchasing deal with CDL, CDLHT will own the hotel, which will have between 460 to 475 spaces. Marriott International will run the hotel under the Moxy name although, according to the joint statement, the serviced residence will maintain its Somerset branding.

The consortium is also expected to be rejuvenated the former Liang Court flanking the river promenade. This is claimed to be "in line with the Urban Redevelopment Authority’s Draft Master Plan 2019 to enhance the area’s vibrancy"

It is anticipated that the proposal would raise footfall and enhance mobility for pedestrians along the Singapore River.
